Mansbridge & Balment Property Auctioneers is headed by Adam Cook MNAEA MNAVA who is fast approaching 25 years residential property sales experience in the Westcountry. Adam has a National Federation of Property Professionals (NFOPP) Technical Award in Real Property Auctioneering. 

 

Literally all kinds of individuals and organisations use auction as a method of selling property. These include private individuals, property companies, solicitors, executors, charities, local authorities, housing associations, banks and building societies. Property auctions are particularly relevant for quirky unusual and hard to value property, renovation projects, non-mortgageable property, adverse titles, parcels of land (agricultural and building) and property likely to create high levels of interest. Auction is also an excellent option for those looking to sell in a short timescale providing, of course, the pricing reflects this.

 

Our Property Auctions involve a short intense marketing campaign for the property with a realistic price guide which we aim to exceed. A specific auction catalogue is produced, local regional and national newspaper advertising is utilised, extensive use of all relevant property websites is carried out and regular mailing and e mailing to Mansbridge & Balments’ extensive mailing list is also carried out. The marketing campaign varies but usually takes place over a five to ten week period and towards the end of the campaign a full legal Auction Pack is made available to prospective purchasers for a small fee. The auction itself is always an exciting conclusion to a busy marketing campaign and will often result in competitive bidding between experienced auction goers and first time novices. The auction process really is a tried and tested way of achieving the best result within a specific time-span for certain properties.
