A beautifully presented detached 1920s colonial-style dormer bungalow, thoughtfully extended and refurbished to create a highly versatile home particularly well suited to multigenerational living. Occupying a pleasant position on the edge of the sought-after village of Bere Alston, within the Tamar Valley National Landscape, the property combines generous and flexible accommodation with attractive outside spaces, ample parking and excellent access to village amenities, countryside and transport links.

Set back behind a traditional picket fence, the property has an especially attractive frontage, enhanced by a veranda extending across the front elevation and an established wisteria which adds to its character and charm. A gated entrance opens onto a generous parking area, while the principal garden enjoys a southerly aspect to the front.

The accommodation has been considerably improved and adapted in recent years to provide an excellent degree of flexibility. A welcoming entrance hall leads through to a modern kitchen/breakfast room, fitted with a stylish range of cabinetry and offering plenty of storage and preparation space. The particularly generous sitting room provides ample room for both comfortable seating and dining. Doors open from here onto the western courtyard, providing a lovely spot to enjoy the afternoon and evening sun.

Also on the ground floor is a separate study with built in work station, equally suitable for use as an additional bedroom, snug or smaller sitting room depending on requirements. Two generous bedrooms are positioned on this level, both benefiting from their own private facilities. The principal bedroom is complemented by an impressive wet room with Italian tiling and a walk-in shower, while the second bedroom has its own spacious en-suite.

The former garage has also been converted to create a substantial utility/workshop currently fitted with a large sink and draining board and retaining double doors opening onto the driveway. This highly adaptable space lends itself to a variety of uses, including a home office, workshop, creative studio or further reception room.

On the first floor, a further generous double bedroom provides an excellent degree of privacy, making it particularly suitable for guests or independent family members. It benefits from an en-suite shower room, extensive eaves storage and attractive views across the village towards the distant Tamar Bridge.

Outside, the property offers several distinct areas in which to relax and enjoy the surroundings. In addition to the south-facing front garden, there is a sunny courtyard to the western side with planted borders and direct access from the sitting room, while a larger courtyard to the rear provides a further seating area and hosts a useful metal storage shed. Gated access connects the various outside areas.

The property is particularly well positioned for enjoying village life, with the centre of Bere Alston, local amenities, railway station and surrounding countryside all within easy walking distance.
