SITUATION AND DESCRIPTION
A gently sloping parcel of pasture land located on the edge of Walkhampton village with direct access onto a leafy country lane. The access to the land is from a wooden five bar gate with ample space for parking off the lane. The land extends to around 2.55 acres, which gently slopes to the southwest. At the bottom of the field along the boundary is a natural water supply. The field has been used for grazing by the current owner. There are grazing rights on Yennadon Down and Knowle Down.

The land will be subject to an overage whereby the seller will be entitled to a 25% share of any uplift in value resulting from the granting of planning permission to develop part or all of the land for residential or commercial purposes.
